Heating Systems:
This is a perfect time to bring in a professional and have your heating system completely inspected and serviced. It’s important to have your system at its best and well maintained. The life expectancy of most units is 15-20 years. More than that and you should expect the inspection report to say that the unit is “near the end of it’s useful life” and the buyer should plan to replace it. The older a heating unit becomes, the less efficient they are.
If your boiler/furnace is so old that it’s encased in asbestos (not common, though we do see them from time to time). I would think about replacement before market or plan to offer a credit at close.
Central AC:
While it’s too cold to run your system now, you should make sure to get it checked out and serviced. In any event, you should have clean filters everywhere that you need them. And if the unit was not working last season, you will have to disclose that fact.
Hot Water Heaters:
Hot water heaters generally last between 8-12 years. If used longer than than, you risk having your tank explode in your basement. Hot water heaters vary in price depending on the type and size. However, you can buy them pretty inexpensively at a hardware store, then you can include that in your list of home improvements when you list and market your home.
